If it is late and you are awake thinking about your house, send the message. We will answer when we are up, and you will have it off your mind.

If you are not sure whether your place is somewhere we cover, ask. It is a short answer either way, and if it is genuinely outside our patch we will say so and point you at someone good.

If your question needs numbers, like what your home is worth, we go away and do the work before we come back to you.
No. A good share of the people who contact us are a year or more away from doing anything, and some are just curious what their street is doing. That is a completely normal reason to get in touch. We would rather be the people you already know when you are ready than the people who chased you when you were not.
No. Conversations, evaluations and advice are free, and you are not signed up for anything by asking. Money only ever enters it when you decide to list a home with us or buy one through us, and the fee is in writing before anything happens.
