Neighbourhood guide

What it is like to live in Byron

Byron feels like a small town that happens to sit inside a city of 400,000. It began as a riverside mill village on the Thames, first called Westminster, then Hall’s Mills, and was renamed after the poet Lord Byron. London annexed it in 1961, and subdivisions grew out from the old core at Boler Road and Commissioners Road West. That strip is still the heart of the neighbourhood, with patios and a grocery anchored plaza. Streets are mostly quiet and lined with mature trees, and almost everyone lives in a detached house.

What sets daily life apart is the green space on the doorstep. Springbank Park runs along the river on the north edge, Boler Mountain sits in the middle of the neighbourhood, and Jorgenson Park has a community centre, pools, tennis courts and ball diamonds. Families are well served, with five established elementary schools and a new public school, Riverbend, opening in September 2027. The City’s own neighbourhood profile describes a strong sense of community, and residents have a history of standing up for the village feel.

The trade offs are honest ones. Byron is car oriented. Transit exists but is more limited than in central London, and downtown is a 15 to 20 minute drive. There is no public high school inside Byron, so teens travel a short distance. Commissioners Road West is getting busier, and new mid rise buildings along it have divided residents. Prices also sit well above the London average, with an average sale of $814,450 in August 2026 against $620,282 for the city.

  • 01

A ski hill inside the city

Boler Mountain began when Londoners returning from the Second World War founded a volunteer run ski club, and it still reinvests its profits into the hill. It averages about 130,000 skier visits a year.

  • 02

    Slippery the Sea Lion

In June 1958, days after Storybook Gardens opened, a sea lion escaped and swam down the Thames to Lake Erie and was found near Toledo, Ohio. About 50,000 people turned out to welcome him home.

  • 03

The village that took on Tim Hortons

In 2000, residents fought a full service Tim Hortons on Commissioners Rd W to protect the small town feel. They won at Council before losing at the Ontario Municipal Board.

The average Byron sale price was $814,450 in August 2026, compared with $620,282 across London. Custom and estate homes listed in September 2026 ran from $1.4 million to $3.8 million. For a particular street, the best guide is what has actually sold there recently.

Byron is generally the land south of the Thames River and west of the Colonel Talbot Road area, running south to Southdale Road West and west toward Wickerson Road. The City uses larger planning districts for its statistics, so its maps may differ.

Byron has three public elementary schools (Byron Northview, Byron Southwood and Byron Somerset) and two Catholic elementary schools (St. George and St. Theresa). A new public school, Riverbend, opens in September 2027. Most teens attend Saunders Secondary or St. Thomas Aquinas, just outside Byron.

Most homes were built between the 1950s and the 1990s, after London annexed the village in 1961. There are newer builds in pockets such as Boler Heights, and a few heritage buildings from the 1830s.

Yes. Boler Mountain has operated since 1946 as a not for profit ski club, with chairlifts, night skiing and a tube park in winter. In summer it adds ziplines, a treetop course and mountain biking.

Plan on about 15 to 20 minutes by car. Transit takes considerably longer, and bus service in Byron is more limited than in central London.

Yes. Bungalows, bungalow condos and apartment buildings along Commissioners Road West let long time residents stay in the neighbourhood when they no longer need a large house.

The biggest long term change is the Byron Gravel Pits plan, which calls for housing around the edges of the former pit and a large public park and pond in the middle. Several mid rise apartment buildings have also been approved or proposed along Commissioners Road West.

The settlement was first known as Westminster and then Hall’s Mills, after the mill owner. It was later renamed after the poet Lord Byron.
