Neighbourhood guide

What it is like to live in White Oaks, London

White Oaks is a practical, well serviced neighbourhood in south London, just north of Highway 401. It grew through the 1970s and 1980s into a mix of single family homes, townhouse complexes and high rise apartments, which gives it one of the widest housing choices in the city. About 20,555 people lived here at the 2021 Census, and it is known as one of London’s most multicultural neighbourhoods, with a young and diverse community.

White Oaks Park runs through the centre, with long paved paths, baseball diamonds, soccer fields, tennis and basketball courts and play structures. It hosts the annual South London Canada Day celebration, run by the Community Council of White Oaks. The South London Community Centre, the Neighbourhood Resource Centre and Jalna Library are close by, and the South London Community Pool is an indoor public pool inside White Oaks Public School. White Oaks Mall, at Wellington Road and Bradley Avenue, is the area’s shopping and transit centre.

The draw for many buyers is value. Listings here averaged about $285 per square foot in September 2026, and there are condos, townhouses and detached homes at a range of prices. The trade offs are worth knowing. Much of the housing dates from the 1970s and 1980s, so older mechanicals are common, and Wellington Road is under rapid transit construction. Buyers who want heritage character, new construction or a walkable main street may look elsewhere.
